Captain Callistus Okhaishie is the Managing Director of Regad Star Properties, the subsidiary of Regad Star Nigeria Limited, a company that specializes on marine, real estate, oil and gas  and maritime services in Africa and beyond.

According to Callistus, Regad Star Properties has the potential responsibility of selling genuine plots of land to clients across Nigeria. We want to make every Nigerian to become a landlord or landowner. In spite of the bureaucracy to secure some of the required documents of approval from the immediate past Lagos State Governor, Mr.Akinwunmi Ambode, at last we got all the requirements to kick-off Iba-oloja bridge project now.

The Lagos-Edo based serial entrepreneur cum award-winning marine expert spoke with Gabriovoice.com on the accessibility of the road to Iba-oloja community, Ibeju-Lekki,Lagos and concluding plans to complete the bridge project that was initially stalled by government bureaucratic process.

Details of Regad Star Properties

Regad Star Properties is one of the real estate companies that was founded by me to make every Nigerian to become a landlord and landowner in Nigeria. Our major focus to develop virgin lands for global economic investment and private property development in Africa. We have been into the business of real estate and property development in Agbowa-Ikorodu North-Lagos and Mawere via Isheri-Olofin Ogun State. It was our good project at Ikorodu that gave us the recommendation to embark on this Iba-oloja bridge community at Ibeju-Lekki,Lagos.

Scope of Investment

We do business in so many sectors. Business diversification is our calling. Money does not grow on trees but human being works for it. As a trained marine expert cum real estate icon, I believe it is necessary for every Nigerian to own a house. In this real estate business; I have a partner that specializes on the technicality of Regad Star Properties. He is from Delta State. It is quite capital-intensive in terms of developing virgin lands of a community that wants modernization and civilization.

Relationship between Iba-olojo community and Regad Star Properties

The relationship is cordial.Iba-olojo community wants fast development and Regad Star Properties is up to the task to construct the motorable bridge for the community. This project supposed to be completed three years (2017-2019) which elapsed last month. We had spent millions of naira in sand filling the bridge immediately Lagos State Government approved all documents that is required to kick-off the bridge project. Within few months the bridge project will be completed. We are seeking for soft loans from the bank to complete the bridge project. We have a signed agreement between Regad Star Properties and Iba-olojo community to develop their allocated plots of land (about 36 acres) and we shall also kick-off our office project inside the community. You can see that Regad Star Properties sign post is stationed here too.

How to Sell or Buy from Regad Star Properties

Well, it is a very good question; Iba-olojo community has their own professional surveyor in agreement with Regad Star Properties Management that surveys every plot of land purchase by every buyer from us. Regad Star Properties incurred all expenses of the surveyor. If you bring a buyer to us, you get your 5 percent once the payment is done immediately. You can see that Regad Star Properties plots of land is sited in a thriving business environment near Dangote refinery free trade zone.

Challenges

The challenges are in all sectors. To borrow money to fund gargantuan project like this attracts high interest rate. We have borrowed money from the bank to fund our first real estate business and paid back. We have many land fraudulent sellers denting the images of this real estate business. That is why in Regad Star Properties, we have the Deed of Assignment and Registered Survey for our buyers to have confidence in us. House or land investment is always appreciating and we are ready to offer our best services to our clients.

Competitors

Competitors cannot stop Regad Star Properties from growing from strength to strength. In business, competitors must be there to bring out the best in us. We have bigger real estate developers in Nigeria; some are my friends, but our goal to sell affordable plots of land with outright installment payment. With the trend we are going now, someday, we shall be big in the real estate industry too.

X-raying Government Policies

It is the bureaucratic process that delayed the bridge project of Iba-olojo community that ought to have been completed by Regad Star Properties. The government must make easy policies that will make real business people that want to borrow money from the bank to fund community developmental projects like this.
